5 Reasons Why Selling Your Home At The Holidays Is A Great Idea

Even if the weather outside is frightful, selling your home at the holidays can be delightful. While the rest of your competition waits to put their house on the market come springtime, why not get a jump start and list your home now. In fact, by doing so you may put yourself ahead of the game, as the chance of a winter time sale is 65% higher than any other time of the year.

Here’s 5 great reasons why your holiday listing will shine brighter.

1. The Competition Isn’t As Stiff
As Redfin notes, “The upside of selling during the holidays is that seller competition is very low, meaning your home will be competing with a lot fewer homes.” While most buyers push off home listings to the warmer months when grass is greener and spring blooms are emerging, putting a “For Sale” sign out now means you’ll have a lot more potential buyers ready to look at your place.

With this in mind, it’s important to make sure your home is looking its best, and that won’t be as easy while you’re planning for the holiday. It’s critical, though, to take the time while your house is listed to keep it clean and clutter free so it looks great at every showing.

2. Everybody Loves Decking The Halls
When potential buyers pull into a new town that is festively decorated for the holiday season, it can trigger some strong emotions. Lit up tree-lined streets, plenty of holiday wreaths, and an occasional Griswold light display all stir strong feelings. Similarly, if they visit a home that is tastefully decorated for the holiday season you could be tapping into their emotional triggers.

If a buyer feels an immediate emotional attachment to your property beautifully adorned for the holiday, they’re far more likely to buy. And don’t forget some holiday music to set the mood.

3. Internet Searches Go Up During The Holidays According to a study conducted by Realtor.com, December 28th yielded the highest home searches of the entire year. When winter weather sets in, and folks are house searching, there’s no greater way to do it than from the comfort of their own home.

Make sure you work with your realtor to have the highest quality photos possible online. As CBS News found, this results in a 47% higher asking price per square foot. If you can, show them a beautiful picture of your home in the warmer season as well.

4. Motivated Buyers As corporations across the country staff up to kick off a new year, many are relocating workers to new areas, and this means guaranteed buyers who tend to purchase quickly. And for those who aren’t relocating, chances are if they’re viewing your home during a busy holiday time, versus prepping for annual festivities, they’re also ready to buy.

So take the time to stage your home so it appeals to the most buyers. The National Association of Realtors reports that a staged home sells for 17% more than its non-staged competitor, and greater news yet, 95% of staged homes sell in 11 days or less.

5. Flexible Holiday Schedules Holiday time can mean more time off, and this means buyers will have more flexibility in their schedules to visit more homes.

This also means home sellers have a little extra time, too. Take this time to focus on your curb appeal. When the leaves are down, the bushes are bare, and there’s no flowers, flaws show. Now is a good time to fix them.

As you ready to put your home on the holiday market, be sure to select a reliable realtor. Ask around from friends to get recommendations; someone referred by a friend is more likely to try to please their new customer, and their referring friend. And one last bit of advice, now might be the perfect time to plan that holiday getaway you’ve been thinking about. If you’re not home, your realtor will have easier access to your property, and it will be less of an inconvenience for you. So get your home ready and get packing!
